ProPixa vs Alto: an honest comparison
What each one costs, what Alto’s own published contract says, and where Alto is the better product. We are not a neutral party — so every claim here is checkable, and we have been specific about where they beat us.
The short version: if you sell property, choose Alto — portal publishing, applicant matching and sales progression are theirs and we do not compete. If you mainly manage property, ProPixa is likely cheaper, simpler and easier to leave: £5 per property, tenants free, no minimum term.

We are not suggesting Alto is expensive — we genuinely do not know what it costs, and neither does anyone who has not sat through their sales process. That is the point. If you are comparing three platforms in an evening, you can compare exactly one of them.
The contract — the part worth reading twice
Alto publishes its baseline terms and conditions openly, which is more than many suppliers do, and you can download them from altosoftware.co.uk/alto-terms. Here is what they say. The clause numbers are theirs, so you can check every line yourself.

An important caveat, and we mean it. Those are Alto’s baseline terms. Clause 1.3(e) allows an individual order to override them with special conditions, so your own agreement may say something different. Do not take our word for what your contract says — read it, or ask them.
We should also be fair: a multi-year term with an annual uplift is completely normal in business software. Alto is not unusual here. It is simply the opposite of how we have chosen to sell, and if you have ever been surprised by a renewal you did not ask for, the difference matters.
Where Alto is better
This section exists because a comparison page without one is an advert.
- Sales. Valuations, instructions, listings, offers, and a genuinely well-built sales progression module tracking both the property sale and the purchaser’s side. ProPixa has none of this.
- Portal publishing. One workflow to Rightmove, Zoopla and OnTheMarket. ProPixa does not publish to the portals.
- Applicant matching. Alto matches buyers to homes using real portal search behaviour, which comes from being owned by the same group as Zoopla. Nobody outside a portal can replicate that.
- Scale and maturity. Alto says it works with over 6,000 UK agencies. ProPixa is new, small, and built by a very small team. If a long track record is what you are buying, buy theirs.
- Integrations. Alto lists more than thirty integration partners covering AML, ID checks, conveyancing referrals and marketing. We have far fewer.
Where ProPixa is different
- The price is published. £5 per property, tenants free. You can budget before you talk to anyone.
- No minimum term. Stay because it works, not because of clause 4.1.
- AI that does a specific job. When a tenant reports a repair, ProPixa reads it, tells you the trade, the urgency and a likely cost range, and drafts the message to your own tradesperson — with the tenant’s name, number and email already in it, so you are not sending a second email with the access details.
- A free tenant app. Tenants report repairs with a photo, see their own tenancy and documents, and can simply reply to an email to update a repair — no login, nothing to learn, and no charge, ever.
- Compliance in one list. Gas, EICR, EPC, deposit protection, licences, right to rent and inspections across the whole portfolio, soonest to expire first, with reminders that go out on their own.
- Your own tradespeople are free. Invite your plumber, gas engineer or handyman and we never take commission on the work they do for you. Not on the first job, not ever.
Who should stay with Alto
Genuinely: if your agency’s sales side is central to the business, if you need portal publishing, or if you are mid-way through a term and the exit window is a long way off, Alto is the right answer and switching would cost you more than it saves. We would rather tell you that now than after you have signed up.
